I have a condo on a golf course that I rent out mostly short term. The heat pump/AC broke down entirely in 2006. It was not repairable so I had to replace it with a new one for a cost of $4000. I cannot determine from the tax publications if this is a deductible repair/maintenance expense or an improvement that must be depreciated. Granted it is a big expense but it had to be done to keep the property in good operating condition, but then again it does prolong the useful life of the property but adds little to the value of the property (every residence must have a heat/AC system that works). An argument could be made that it meets either definition (expense or improvement) in IRS Pub. 527. I don’t care which is right. Since I do my own taxes so I just want to put it down correctly and don’t want to be audited over it.
Someone who knows about the tax treatment of such things please answer. Thank you.

She already had a central air system but got it replaced so all the neccesary things for installation were there. Also is a 5 ton unit too much for a 2,200 sq ft house.

The type of heat-pump (or cooling!) where the big unit is wall-mounted outside, and the smaller spreader is wall-mounted inside.
The big challenge seems to be the piping required between them, containing the magical freon-replacement liquid. [Seems to be R410A on the Panasonic-unit I'm looking at.]

I live in a 1996 Double wide mobile home. We have the A/C pump outside and the furnace is inside. I was just wondering does anyone know is the A/C (outside unit) only supposed to come on when the A/C is on or is it supposed to work when the heat is on too? I was thinking the furnace (inside) heat strips heat the house and the A/C unit (outside) cools it but I just wanted to make sure. My heat is working fine but the past 2 months my electric bill has been outragous!!!! We are using way more kilowatts than this time last year and it’s warmer this year. The heater seems to be functioning properly though. Just thought I’d see what anyone thinks about this. Thanks for reading
